Iconic 5-Star Guest House and Lifestyle Estate in Swellendam

Iconic 5-Star Boutique Guest House & Lifestyle Estate in Swellendam

Set among magnificent established gardens in the heart of Swellendam, this exceptional 5-star boutique guest house presents a rare opportunity to acquire an established hospitality destination where history, luxury, nature and a unique African wildlife experience come together.

Spanning approximately 3.5 hectares, the estate is home to three distinctive historic thatched buildings dating back to circa 1834. The architecture has been carefully preserved and complemented by modern comforts, creating an elegant and welcoming environment that retains the character and charm of its historic origins.

The guest accommodation comprises six beautifully appointed luxury suites, designed to offer privacy and comfort, with features including air-conditioning, underfloor heating and private balconies or outdoor areas. The main residence forms the heart of the property and includes a reception area, inviting guest lounge with fireplace, breakfast room, kitchen and guest toilet. A private section provides ideal accommodation for an owner or resident manager and comprises two bedrooms, two bathrooms, a living area and kitchen facilities.

The spectacular grounds are undoubtedly one of the property's greatest attractions. Towering mature trees, beautifully maintained gardens and abundant birdlife create a peaceful, park-like environment, enhanced by a lotus-covered pond, koi pond and dam. A large saltwater swimming pool offers an inviting space for guests to relax, while the jacuzzi and sun deck overlook the approximately 2.6-hectare private eco-reserve. Zebra and springbok roaming the reserve provide a memorable African experience and distinguish this property from a conventional guest house.

The hospitality operation is supported by practical facilities including a separate laundry, staff kitchen and storeroom. Security and guest convenience are further enhanced by two electric entrance gates, intercom access, six carports and ample secure on-site parking. With approximately 650 m² of total building space, the estate provides an impressive combination of luxury guest accommodation, private living quarters, hospitality facilities and extensive outdoor areas.

Conveniently positioned close to Swellendam's restaurants, cafés and attractions, the property benefits from the town's popularity as an established Overberg destination and its strategic position for travellers exploring the Western Cape and Garden Route. Swellendam's historic character, Langeberg Mountain setting and proximity to natural attractions such as Bontebok National Park and Marloth Nature Reserve further enhance its appeal to both local and international visitors.

More than simply a beautiful historic property, this is an opportunity to acquire an established 5-star hospitality destination with a distinctive identity and exceptional lifestyle offering. From its historic thatched buildings and luxury accommodation to its landscaped gardens, tranquil water features and private wildlife reserve, the estate offers an experience that would be exceptionally difficult to replicate.

The property is offered fully furnished and equipped as a going concern. Price excludes VAT, with zero-rating subject to the transaction meeting the applicable requirements.
