AREAS:
COLBYN
Colbyn is one of Pretoria’s older, established and centrally located residential suburbs. Its strongest features are its leafy character, large stands and convenient access to schools, shopping and major routes. The properties in Colbyn vary from Embassies, guesthouses and very upmarket double storey homes to the original homes with big upgrading potential.

There is a big variance in property prices in Colbyn due to the different types of properties in the suburb. Operating guesthouses R 5 million plus, stately homes R4 to R6 million and then the older homes from R 1.6 to R3 million.

Why Colbyn is attractive to property buyers:
The combination of large stands + established homes + central location + schools + shopping + transport access makes Colbyn particularly attractive to families, professionals and buyers looking for a more established Pretoria suburb.

QUEENSWOOD
Queenswood is a well-established residential suburb in the northeastern part of Pretoria, within the broader Moot area. It is particularly attractive to people who want a quieter, established neighbourhood while remaining relatively close to central Pretoria, Hatfield and major roads.

Schools:
Education is one of Queenswood's advantages. Schools associated with the suburb include Laerskool Queenswood and Eduplex, which provides schooling from preschool through higher grades.
There are also several schools in the surrounding Moot, Rietfontein, Villieria and Hatfield areas.

Shopping and everyday amenities:
The suburb has excellent day-to-day convenience. The amenities include excellent shopping centres, medical establishments, restaurants etc.

The properties are a mix of retirements homes, security complexes, flats, offices.

KILNER PARK
Kilner Park is a well-established residential suburb in the eastern/north-eastern part of Pretoria, forming part of the broader Moot area.

There is a mixture of:
• Older freestanding family houses
• Renovated houses
• Townhouses
• Apartment blocks
• Properties with cottages/granny flats

Property:
Kilner Park can be quite attractive for someone who wants more land and an established house without moving far from Pretoria's major employment and university areas.

Current listings show a broad market, from smaller sectional-title properties to substantial family homes. MyProperty currently lists examples ranging from a secure two-bedroom townhouse around R880,000 to larger four-bedroom houses around R2.4 million, illustrating the wide variation in the market.
